How Often Should You Pressure Wash Your House in South Florida?

In South Florida’s heat and humidity, exterior cleaning isn’t a one-time job — algae, mildew, and grime come back faster here than almost anywhere in the country. So how often should you actually pressure wash your house? Here’s a simple guide by surface, plus the signs it’s time.

What affects how often you need to clean

Climate, shade, and location all matter. Homes with heavy tree cover or near the water grow algae faster, as do north-facing walls that stay damp. The surface itself matters too — concrete tolerates more frequent cleaning than a delicate tile roof.

Recommended frequency by surface

  • Driveways, walkways & pavers: once a year keeps oil, mildew, and grey-green film from building up. More on driveway cleaning.
  • House exterior (stucco & siding): a soft wash every 12–18 months stops algae before it stains.
  • Roof: a soft wash every 12–18 months, or sooner if you see dark streaks. Never high-pressure a roof.
  • Pool decks & patios: every 1–2 years, sooner if they get slippery.

Signs it’s time now

Dark streaks on the roof, green or black film on walls, slippery pavers, or a dull, stained driveway are all signals the grime has taken hold. The longer you wait, the harder it is to remove — and algae can shorten the life of your roof and surfaces.
